White Color Theme Interior House in Piacenza, Italy



           Minimalist space, luxury, elegant, and modern? this is the answer. This 120 square foot loft is located upstairs in a house in Piacenza, Italy and owned by Romolo Stanco. Ground floor 81 square meters while the first floor is 42 square meters.

    The ground floor is 81 square meter while a first floor is 42 square meter. The white color is dominating around the floors and hightlights the shadows, the distances and the independent elements like chairs, a sofa, a table and other furniture. When you enter the home you see an open space that seeks a balance between the linearity imposed by the long, parallel main walls.



    The second floor bedroom is a box suspended over the larger main floor and reachable only by a set of stairs that seem to hover along the wall like a child’s zig-zag drawing. The white walls, ceiling and floors give you the sensation of relaxing in a wash of light.

    Sino a pochissimi anni fa, le aziende “storiche” di case prefabbricate in legno si limitavano davvero a pochi soggetti, per lo più tedeschi ed austriaci, con l’eccezione di qualche noto costruttore altoatesino.

    La crescita del settore, pur lontana dai numeri esponenziali che molti operatori si attendevano nel breve periodo, incentivata dalle recenti legislazioni e da una sempre maggiore sensibilità nei confronti delle tematiche della sostenibilità ambientale e del risparmio energetico, stanno creando interessanti opportunità commerciali per molti soggetti tradizionali come tecnici, imprese di costruzioni ed aziende del settore del legno. Non a caso molte falegnamerie stanno cominciando a proporre soluzioni costruttive non prefabbricate, molto interessanti e flessibili, rivolte al settore abitativo, a prezzi senz’altro competitivi.

    case in legnoSono poi molte le piccole aziende di case prefabbricate che si appoggiano a costruttori stranieri, in genere con buoni risultati. Va ricordato che da molti anni si costruiscono case prefabbricate in legno nell’area balcanica, Polonia, Repubblica Ceca. Lo standard costruttivo di questi paesi è molto migliorato, poiché, dovendo fornire le proprie strutture in tutta Europa, hanno dovuto misurarsi con delle normative molto severe quali quelle vigenti in Germania, Francia o Italia, appunto.

    In genere i prezzi delle piccole aziende sono mediamente più bassi del 10% rispetto ai grandi produttori di case prefabbricate. Queste ultime hanno indubbiamente il vantaggio della notevole esperienza nel settore, forti dei grandi numeri di produzione e montaggio di case in legno.

IL CONTRATTO DELLE CASE PREFABBRICATE

    LA FIRMA DEL CONTRATTO CON LA DITTA SCELTA DI CASE PREFABBRICATE IN LEGNO RAPPRESENTA UN PASSAGGIO CRUCIALE CHE PRELUDE ALLA COSTRUZIONE VERA E PROPRIA.


    Spesso rappresenta il punto di arrivo di un lungo ed estenuante percorso fatto di visite a fiere e case campione, lettura di riviste e siti internet, consulenze, preventivi, paure e ripensamenti.

    Il contratto non deve però divenire motivo di angosce, per cui il cliente dovrà innanzitutto pretendere chiarezza assoluta da parte della ditta di case prefabbricate.

    Il primo aspetto da richiedere è ovviamente l’importo esatto dell’anticipo.

    Non tutte le aziende di case in legno richiedono lo stesso impegno al cliente; si va da importi ragionevoli per poche migliaia di euro, sino ad una caparra in percentuale rispetto al prezzo dell’abitazione che può arrivare al 20% o oltre.

    casa prefabbricata, casa in legno, casa di legnoIn tutti i casi è importante comprendere la tempistica che ci attende e la durata effettiva del “prezzo bloccato”. 12 mesi sono un tempo ragionevole e consentono di fissare tale cifra per un lungo periodo.

    Va chiarito che la somma prevista in preventivo verrà quasi certamente modificata in sede di campionatura, in quanto è in questa sede che il cliente dovrà decidere nel dettaglio quantità e posizione delle prese, finiture e tutte le scelte finali nel dettaglio.

    Dalla campionatura uscirà la casa che verrà costruita nei mesi successivi, mentre il contratto difficilmente potrà coincidere con l’edificio in ogni particolare. E’ comunque basilare tendere alla massima precisione nella redazione del preventivo. In questo rivestono un ruolo fondamentale l’accortezza l’agente della ditta di case prefabbricate e le capacità del tecnico che si occupa della progettazione. Scelte sommarie in questa fase porteranno quasi certamente alla sgradita sorpresa di vedere lievitare il prezzo successivamente.

    Un altro importante aspetto è l’estensione della garanzia. In Italia la legge impone alle imprese costruttrici di rispondere per un periodo di 10 anni sui difetti costruttivi strutturali. E’ un tempo non troppo lungo che il settore delle case prefabbricate ha esteso a 30 anni, riconosciuto dalla maggior parte delle aziende di case in legno.

    Esistono molti casi in cui questa tempistica non è proposta esplicitamente al cliente, per cui andrà richiesta e pretesa senza indugi. In caso di diniego si possono trarre le dovute conclusioni.

    Un buon contratto di una casa prefabbricata dovrebbe essere corredato di una sorta di disciplinare in cui siano ben chiari i diritti e i doveri del cliente, le modalità di erogazione dei pagamenti, le eventuali garanzie bancarie dovute alla ditta di case prefabbricate, penali, diritti di recesso, la gestione delle eventuali integrazioni e modifiche post-campionatura.

    Un’ultima raccomandazione. Può capitare, e non di rado, di firmare con superficialità un semplice preventivo, sotto l’insistenza della ditta di case in legno (magari con la scusa di “fissare il prezzo”). Non sono purtroppo rari i casi di aziende che, forti della poca chiarezza della legge italiana in materia (vedi i famigerati “contratti telefonici”), fanno valere la vostra firma al pari di un vero e proprio impegno formale a costruire con loro. Si tratta ovviamente di una pratica scorretta, che dovrebbe far comprendere il livello di serietà di questi costruttori di case prefabbricate, ma purtroppo legale nel nosto paese e, pertanto, non sporadica, soprattutto in tempi di crisi economica come questi.

    Il contratto delle case prefabbricate dovrebbe essere il biglietto da visita di chi costruirà la nostra abitazione e andrà quindi analizzato attentamente prima di firmare.

Design Ideas - Make Your Island Special!

    This is the first in a new series that I will be starting called "Design Ideas". What I would like to do is illustrate little design ideas that can help to make your home special. So here goes.

    The photo below is a Kitchen in a home that I designed at Larson Brenner Architects. This unique house plan - The Lakeland Cape Cod - is currently available for purchase at Simply Elegant Home Designs.
    It is a pretty simple kitchen layout but a few things make it special.
    • The kitchen cabinetry composition beyond is kept simple and clean. A soffit with crown molding connects the upper cabinets to the ceiling.
    • A "mantle" was designed for the range, which serves as a counterpoint to the fireplace mantel on the other side of the room (not seen in photo).
    • Under cabinet lighting provides highlights for the tile back splash and counters.
    • An upper cabinet extends down to the counter and is fitted with glass to display the china.
    • A solid walnut butcher block on the island top adds warmth and richness. This contrasts with the honed granite kitchen counters beyond.
    • A special leg detail was designed for the island corners. The leg detail was also adapted for the stairway newel posts.
    • Unique eclectic light fixtures hang above the island; highlighting the wood and help to emphasize that the island is the focal point of the room.
    All in all a very simple yet elegant kitchen design. This illustrates that attention to the details can make all the difference.
