    Da decenni questo genere di costruzioni si basa sull’impiego di pilastri e travi in cemento armato precompresso (come i viadotti autostradali), eliminando l’utilizzo di casseri e di getti in opera, migliorando da un lato le caratteristiche a trazione delle strutture (permettendo di coprire grandi luci con pochi elementi verticali) con tempi di costruzione e costi ridotti, grazie all’impiego di pannelli di tamponamento a loro volta modulari e prefabbricati.

    Le case prefabbricate o “fertighaus” traggono dalla prefabbricazione industriale semplicemente alcuni criteri, trasferendoli dal contesto del cemento armato alla carpenteria del legno ed in particolare per quegli aspetti che hanno reso vincente l’utilizzo di strutture certificate e controllate finalizzate alla realizzazione di luoghi per la produzione.

Il cemento è una materiale molto resistente a compressione, ma assai meno se sottoposto a trazione, come nel caso di travi di grande lunghezza. La tecnica della precompressione permette di migliorare moltissimo le prestazioni del cemento armato sottoposto a grandi carichi a flessione come le sollecitazioni a cui sono sottoposte le estese travature che si trovano nei capannoni industriali.
    Le case prefabbricate in legno rispondono evidentemente a richieste costruttive del tutto diverse.
    Il legno e il cemento armato precompresso sono materiali completamente differenti, così come gli aspetti statici e funzionali lontanissimi tra loro.
    Se si eccettuano i tempi realizzativi ridotti ed il controllo qualitativo della produzione, è evidente che un paragone tra queste strutture risulti del tutto improprio.
